If you have been posting/advertising on the various websites I always mentioned, you would have discovered that as days go on, the number of prospects/clients that are calling you is diminishing or you are no more receiving calls/chat messages.
The reason is because other properties sellers like you are also posting every day, if not every minute, depending on the website. So as more sellers post, your advert is moving down gradually to the next page, and further pages.
Therefore for current prospects/ online visitors to continue to see all your adverts, you have to be refreshing/ replying to your advert one by one regularly e.g 10 times in a day or every 1 hour as far as the website permit.
E.g for nairaland.com you will click on your username to see all the adverts you have posted since the day you registered.
After this click on the advert you want to push up for new online prospects to see.
Then click on "reply" beneath the same advert content.
Type anything related to the estate land you are selling e.g. dry land, fencing is ongoing, the estate is on a tarred road, LFTZ axis, very close to La Campaigne Tropicana, beautiful environment etc.
After typing "dry land" just click on submit. Your advert will automatically move to number 1 position on nairaland.com properties section
Your advert will now be read by more prospects/ visitors to the website. Do this every 1 hour for each of your adverts daily and you will receive more calls and close sales.
On OLX.com.ng you can only refresh your advert or adverts after every 3days or 7 days. After you have login, click on "Account" to see all the adverts you have posted so far.
Below your advert you should see "Bump" with orange colour background. This mean you can refresh the particular advert.
Click on the "Bump" & that particular advert will automatically becomes the 1st advert on OLX.com.ng Real estate section. Do this for all your adverts on OLX. Ensure you always comes back every 3 days or 7days to check if "Bump" has appeared again for you to click.
Look for the names used for refresh in other websites I have informed you to always post on.
It can be "Publish", "Refresh", "Renew" etc.
This might be the information you need to start making sales.
Get used to using your phone to post on all these websites. It makes marketing easy. Though I have laptop but I prefer using my phone because I am always on the move.
Go ahead now and refresh all your adverts in all the websites and start receiving more calls regularly. It should be your daily routine from today.
